Former industrial site in Brisbane to be transformed with 15-storey residential tower

A 15-storey residential tower that draws on the industrial character of neighbouring heritage factories has been approved for development in Brisbane's Newstead.

The high-rise is set to be established on a former industrial site at 16-22 Maud Street. Designed by Plus Studio for BPG Developments, the project accommodates a lobby, two- and three-bedroom apartments and a double-height retail tenancy at street level. A 1,380-square-metre landscaped rooftop level offers wellness amenities including a magnesium lap pool, a cold plunge pool, a sauna, a steam room, a yoga deck and outdoor dining and lounge areas.

The building adopts a podium-and-tower arrangement, with the tower deliberately set back to give greater prominence to the street-level base. The architect describes this approach as reinforcing the emphasis on urban contribution. Landscaped edges and informal outdoor seating at street level complement this strategy. Greenery on the building's exterior extends from the podium to the tower, a feature the architect says is intended to visually connect both elements despite the recession.

Plus Studio principal Chrisney Formosa commented that the firm's approach was to create a building that honours the precinct's industrial heritage while introducing a contemporary architectural expression. The design draws on the visual language of the adjoining heritage-listed Goldsworthy and Perkins Boot Factory, incorporating elements such as arched details, brick materiality and continued datum lines.

"The design reinterprets the neighbouring boot factory's character through contemporary materiality and form, giving the building a distinct urban identity while optimising upper-level river and city views. At ground level, a strong sculptural presence defines the building's form, with an activated public realm that will serve both residents and the broader Newstead community."

The project is now progressing toward a planned market launch in early 2026.
